How Is a Fourplex Building Designed for MEP and Structure?

By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15

A fourplex is engineered as four independent dwellings: separate HVAC, metered electrical, and plumbing per unit, rated separations at every unit boundary with firestopped penetrations, code-compliant egress and fire protection, and site utilities sized for four households.

I'm Jeremy Mills, CEO & Founder of Apex Grid Engineering and a U.S. Air Force veteran. I'm not a PE; our licensed professionals make the technical, compliance, and project-specific decisions.

Structural Design for Four Units

The structural engineer designs the fourplex as a small multi-unit building from the start. The gravity system — floor joists or slabs, bearing walls or beams, and the foundation — is sized for the residential loads across all four units, with attention to the stacked configurations where one unit's floor is another's ceiling. Deflection and vibration criteria matter more here than in a single-family home, because footfall from the unit above is a livability issue the structure can prevent. The lateral system is designed for the whole building's geometry. Four-unit plans have more window and door openings than a single-family design, which means fewer and shorter shear wall segments; the engineer lays out the shear walls early with the architect so the lateral system has the length and continuity it needs. Hold-downs, drag struts, and diaphragm nailing are detailed for the actual four-unit framing, and the foundation is designed for the combined gravity and overturning demands. The structural calculations and details are packaged for the plan review the jurisdiction requires for multi-unit residential.

MEP Independence, Separations, and Site Utilities

Each of the four units receives complete independent MEP systems. The mechanical plans show four HVAC systems with four load calculations and four sets of controls; the electrical plans show a multi-meter service with four disconnects and four full panel schedules; the plumbing plans show four independent water heating and distribution systems with per-unit shutoffs. Equipment is located so each unit's systems are maintainable without entering another unit, and the plans document the arrangement clearly for the inspector and the future manager. Every boundary between units is an engineered separation. The architect and engineer coordinate the rated wall and floor-ceiling assemblies, and the MEP plans detail every penetration with its firestopping — with four units, the penetration count is high and the plans must be explicit. Site utilities are sized for the whole building: the water service calculation covers four households' peak demand, the sewer lateral is sized for the combined drainage fixture units, and the electrical service is coordinated with the utility for a four-meter installation. Fire sprinkler hydraulic calculations, where required, are based on the actual available water supply at the site.

Fourplex Building Design Checklist

Confirm these engineering items before the fourplex permit set is finalized: • Structural system designed for four units: gravity framing, lateral system, and foundation with calculations • Floor-ceiling assemblies detailed for fire rating, sound performance, and structural support in stacked layouts • Four independent HVAC systems with per-unit load calculations and controls • Four-position metered electrical service with full dwelling-unit panel schedules per unit • Independent plumbing and water heating per unit with per-unit shutoffs • Rated dwelling-unit separation at every inter-unit boundary, with firestopped penetrations detailed • Egress verified for all four units; fire sprinkler design included where the code requires it • Water, sewer, gas, and electrical site utilities sized and coordinated for four households

What else do project teams ask?

Is a fourplex designed under the residential or commercial code?
Four-unit buildings are commonly reviewed under the commercial building code, though some jurisdictions have residential-code paths for small multi-unit buildings. The engineer confirms the governing code with the building department early, because it determines the structural, fire protection, accessibility, and energy requirements for the whole project.
Do fourplexes require fire sprinklers?
In most cases yes — four-unit residential buildings trigger sprinkler requirements under the codes that typically govern them. The engineer verifies the requirement from the applicable code and includes the hydraulic calculations and water supply verification in the permit set from the beginning.
How is sound controlled between stacked fourplex units?
Through the floor-ceiling assemblies and the structure itself: the engineer selects assemblies for the acoustic and fire goals, designs the framing for stiffness that limits footfall vibration, and details plumbing and ductwork so they do not transmit sound between units. These details are on the plans, not left to field decisions.
What site utilities does a fourplex need?
Water service and meter sized for four households' peak demand, a sewer lateral sized for the combined fixture count, a four-position electrical meter service coordinated with the utility, and gas with per-unit metering where used. The engineer sizes each and confirms the utilities' multi-unit connection requirements during design.
