Do I need a structural engineer for a home addition or second story?

A home addition or second story requires an engineer to evaluate the existing structure and design the new gravity and lateral load paths. The result depends on the existing foundation and framing, proposed geometry and loads, connections between old and new construction, site information, and the documents required for the project.

Evaluate the existing house before adding load

The proposed story or room addition is not designed in isolation. I ask clients to gather existing plans, field measurements, photographs, framing direction, member conditions, foundation geometry, settlement evidence, and prior alterations so the responsible engineer can establish whether the current structure can receive new reactions and how uncertainty must be resolved.

  • Locate concentrated reactions and discontinuous or altered supports
  • Record cracking, settlement, water damage, corrosion, or other distress
  • Confirm which dimensions and materials are measured versus assumed

Design new and existing load paths together

A second story adds gravity loads and can change wind or seismic demands, while a side addition can introduce differential movement and new foundation reactions.
