How Do Engineers Design MEP for Commercial Spa Laundry Rooms?
By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15
Spa laundry MEP provides each machine its cut-sheet utilities, tempered makeup air matching total dryer exhaust, cleanable lint-controlled ductwork, hot water sized for continuous hot wash cycles, and drainage for washer discharge.

Dryer exhaust, makeup air, and lint control
The engineer totals the exhaust of every dryer at full operation — the manufacturer's rated CFM each — and designs the makeup air system to replace it with tempered air. Tempering is non-negotiable in any climate with a heating season: dumping sub-freezing makeup air into the laundry wastes energy, freezes pipes, and makes the space unworkable. The makeup air unit is interlocked with dryer operation so it tracks the actual exhaust rather than running flat-out against closed dryers. Lint control is a fire-safety design discipline. Each dryer gets its lint filter maintained per the manufacturer, and the exhaust ductwork is designed for the cleaning it will need: rigid smooth-wall duct, long-radius elbows, no screws protruding into the airstream, and cleanout access at intervals the maintenance staff can actually reach. Duct runs are kept as short and straight as the building allows, terminating outdoors well away from air intakes. The engineer also verifies dryer clearances to combustibles and provides the fire suppression or separation the code requires for the installation.
Water, gas, power, and chemical handling
Washer utilities are built to the cut sheets: hot and cold water at the specified pressure and flow, drainage sized for the pump discharge rate (not just the hose diameter), and electrical circuits for the washer controls and motors. The water heater is sized for the laundry's duty cycle — spa operations run hot sanitizing cycles repeatedly, so recovery between loads sets the capacity, and a recirculation or dedicated branch keeps hot water immediate at the machines. Gas-fired dryers need a gas service sized for the total connected input with proper pressure at each unit, combustion air per code, and flues terminated to keep exhaust away from intakes and operable openings. Electric dryers shift the burden to the electrical design: the panel, feeder, and service must carry the combined dryer load plus washers and water heating. Detergent and chemical storage gets a ventilated, contained area with an eyewash where the chemical hazard warrants it, and the room's electrical devices are specified for the humid, corrosive atmosphere laundries produce.
Spa laundry MEP checklist
Spa laundries run reliably when every machine's utilities match its cut sheet and the room handles lint, moisture, and heat as designed loads. Improvised dryer venting is the classic failure. • Tempered makeup air sized for all dryers exhausting simultaneously, interlocked with dryer operation • Smooth, cleanable dryer exhaust ductwork with cleanouts and outdoor termination away from intakes • Lint filtration at each dryer plus duct design that prevents lint accumulation • Water heater sized for back-to-back hot sanitizing wash cycles with immediate hot water at machines • Washer drainage sized for pump discharge rates with floor drains for overflows • Gas piping, combustion air, and flues for gas dryers — or verified electrical capacity for electric dryers • Ventilated chemical storage with spill containment and humidity-rated electrical devices
