How Do Engineers Control Humidity in Spa and Wellness Facilities?

By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15

Spa humidity control uses a calculated latent load from all moisture sources, dedicated dehumidification capacity independent of cooling, dew-point-based control, and envelope detailing that keeps every interior surface above the dew point.

Latent load calculation and dedicated dehumidification

The engineer inventories every moisture source: each pool and spa vessel with its water temperature and surface area, showers and steam rooms with their duty cycles, the laundry, and the occupants themselves. Evaporation rates are calculated for design conditions — including the worst case of warm water and cool room air — and totaled into a latent load in pounds of moisture per hour. That number sizes the dehumidification plant the way a sensible load sizes the chiller: it is the non-negotiable capacity of the design. Dedicated dehumidification equipment — desiccant or refrigeration-based units designed for the duty — provides that capacity independently of space cooling. The key operating condition is the mild humid day: the spa needs maximum moisture removal with minimum cooling, which is exactly when a standard air conditioner short-cycles and leaves the space clammy. The dehumidification system runs its own control sequence, often with reheat or heat recovery so the dehumidified air does not overcool the space, and it is sized with a margin for the occupancy peaks that drive evaporation hardest.

Dew point control and envelope protection

Controlling to dew point rather than relative humidity alone is what keeps the building dry when conditions shift. Relative humidity is temperature-dependent — the same moisture content reads differently at different temperatures — so a space controlled to 50 percent relative humidity can still condense moisture on a cool window frame. Dew point control holds the absolute moisture level steady, and the engineer sets the target dew point below the coldest interior surface temperature the envelope design guarantees. That guarantee is a coordination exercise with the architect. Glazing systems, frames, skylights, and curtain walls are selected and detailed so their interior surfaces stay above the design dew point; vapor retarders go on the correct side of the wall assembly for the climate; and structural penetrations get thermal breaks instead of becoming condensing fins. The engineer reviews the envelope details specifically for condensation risk — because once a spa's humid air finds a cold surface inside a wall cavity, the resulting mold and corrosion are hidden until they are expensive. Exhaust air energy recovery closes the loop, recapturing heat from the large exhaust volumes humidity control requires.

Spa humidity control checklist

Spa humidity stays controlled when the latent load is calculated honestly, the equipment dehumidifies independently of cooling, and the envelope never offers a cold surface. Undersized dehumidification shows up as condensation, odors, and finish failures. • Latent load calculated from every pool, vessel, shower, steam room, and occupant source • Dedicated dehumidification capacity sized for the moisture peak, independent of sensible cooling • Control sequence handling the mild humid day — full dehumidification with minimal cooling • Dew-point-based control holding absolute moisture below the envelope's coldest surface temperature • Envelope coordination: vapor retarders, insulated glazing, and thermal breaks verified for condensation risk • Energy recovery on exhaust air to recapture heat from high ventilation volumes • Commissioning verification of humidity control across all operating modes and seasons

What else do project teams ask?

Why can't standard air conditioning dehumidify a spa?
Because air conditioning only dehumidifies as a byproduct of cooling, and a spa's moisture peak often arrives when cooling is not needed — the mild humid day. The AC short-cycles, satisfies the thermostat quickly, and leaves the humidity high. Dedicated dehumidification equipment removes moisture on its own control sequence regardless of the cooling demand, which is the only approach that holds spa humidity across all weather.
What is dew point control and why does it matter?
Dew point is the temperature at which air's moisture condenses — an absolute measure of moisture content, unlike relative humidity which shifts with temperature. Controlling to dew point keeps the actual moisture level steady as room temperatures change, so condensation never forms on interior surfaces. The engineer sets the target dew point below the coldest surface the envelope design guarantees, and the two designs are verified together.
How does humidity damage a spa building?
Through condensation on any surface below the dew point: window frames, skylights, structural steel, and hidden surfaces inside wall cavities. Persistent condensation corrodes metals, rots wood, blisters finishes, and grows mold — often hidden until the damage is extensive. The engineering defense is layered: control the moisture at the source with dehumidification, and detail the envelope so no interior surface ever drops below the controlled dew point.
Does humidity control waste energy?
It can, which is why energy recovery is part of the design. Dehumidification requires large air volumes and often reheat, but exhaust-air energy recovery recaptures much of the heating and cooling energy before it leaves the building. The engineer models the annual energy of the humidity control strategy — not just the peak day — so the owner sees the operating cost of staying dry and the payback of the recovery equipment.
