How Does Party-Wall Engineering Work for Rowhouse Projects?
By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15
Rowhouse party-wall engineering designs the shared wall as a self-supporting fire wall: its own foundation, masonry or concrete construction, fire-rated continuity from ground to roof, and floor connections detailed so a collapse on either side doesn't pull the wall down. It must survive independent construction, renovation, and demolition next door.

The concise answer
Rowhouse party-wall engineering designs the shared wall as a self-supporting fire wall: its own foundation, masonry or concrete construction, fire-rated continuity from ground to roof, and connections detailed for independent survival. The governing idea is independence. Each rowhouse is a separate building that happens to touch its neighbor, and the wall between them has to perform structurally and as a fire barrier no matter what happens on either side — including demolition.
Designing for the worst day
The structural design starts with the wall as a freestanding element: it carries its own weight, resists wind on its exposed faces during construction and after any future demolition next door, and supports the floor and roof framing with connections that fail safe. I check the wall for the condition where the neighbor's building is gone — because historically, that's when party walls fail, during demolition or after a fire next door. Below grade, the wall needs its own footing, designed for the wall loads plus any surcharge from the neighboring building's foundation work. Underpinning is common in rowhouse renovation — deepening a basement beside an existing party wall — and the underpinning design has to keep the wall stable through every stage. I've seen underpinning done without engineering take down two houses; the wall's foundation is not the place to improvise.
Rowhouse party-wall checklist
A rowhouse party wall is life-safety infrastructure shared between owners. Engineer it like the critical element it is. The essentials:
- Independent foundation: the wall stands on its own footing, designed for freestanding conditions
- Fire-wall continuity: rated construction from foundation through the roof, parapet per code
- Fail-safe connections: floor and roof ties detailed so collapse on one side doesn't pull the wall down
- Underpinning protocol: any basement work beside the wall gets engineered sequencing and monitoring
- Parapet wind design: the roof extension engineered as a cantilever, not just extended masonry
