How Do You Engineer a Private Marina That Members Love?

By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15

Private marina engineering is the marine, civil, electrical, and structural design of recreational boating facilities. It covers basin dredging and dock layout, floating dock systems with shore power and pumpout, fire protection on the docks, fuel systems with spill containment, and the upland parking, amenities, and stormwater treatment the operation requires.

The concise answer

A private marina is engineered as two facilities in one: marine infrastructure — docks, power, pumpout, fire protection, dredged basin — and the upland amenities that make it a destination. The docks get photographed; the infrastructure gets judged. Shore power that holds up on a hot Saturday, working pumpout, real fire protection — that's what keeps slips full.

The infrastructure members never see

The dock system is engineered for the fleet: float stability under the design vessels, anchorage — piles or cable systems — for wind, current, and storm surge, and gangways with slopes that work across the full water-level range. Electrical distribution runs the docks with marine-grade equipment, proper grounding, and ground-fault protection; water and pumpout are piped to convenient stations. Fire protection is designed for the worst case: standpipes along the docks or equivalent measures, clear fireboat access, and separation of fuel operations. The fuel dock itself is a mini fuel terminal — tanks or piping with secondary containment, spill response equipment, and fire suppression. Upland, the civil design handles parking for boaters and guests, restrooms and showers, the clubhouse or store, and a service yard with travel lift and washdown. Stormwater from the whole site is treated — the basin's water quality is the product, and the parking lot drains to it.

Engineering a marina that stays full

Occupancy is the business metric, and infrastructure reliability drives it. These are the systems I make sure are right. My private marina checklist.

  • Fleet defined: slip mix, boat sizes, and power loads from the real market
  • Dock system engineered: stability, anchorage, and gangways for the water range
  • Shore power adequate: load analysis against the actual fleet, proper protection
  • Fire protection real: designed, permitted, and coordinated with responders
  • Pumpout convenient: placed where boaters will actually use it
  • Fuel contained: secondary containment and spill response at the fuel dock
  • Stormwater treated: the basin's water quality protected from the uplands

What else do project teams ask?

How is shore power sized for a marina?
By the fleet: slip count, boat sizes, and the connected loads modern boats carry — air conditioning, battery chargers, water heaters. The electrical design includes proper grounding and ground-fault protection throughout, because electricity and water demand it. Undersized dock power is one of the most common marina complaints, so the load analysis is done against the actual fleet, not a rule of thumb.
What fire protection do docks need?
It depends on the marina size and local code, but typically standpipe systems or strategically placed extinguishers, fire department or fireboat access to the docks, and electrical installations that minimize ignition risk. Fuel docks get additional protection. The fire protection design is coordinated with the local authority having jurisdiction early — dock fires are unforgiving.
How do marinas handle boat sewage?
With pumpout stations — fixed or mobile — that let boaters empty holding tanks without discharging to the water. Many jurisdictions require or incentivize pumpout, and clean-marina programs make it a centerpiece. The pumpout system connects to the sanitary sewer or a holding system, and its location is convenient enough that boaters actually use it.
What does dredging a marina involve?
Removing accumulated sediment to maintain the design depths, under environmental permits that govern methods, timing, and disposal of the material. Marinas budget for maintenance dredging on a cycle — the basin silts in, it's just a question of how fast. The original design sets depths with the maintenance cycle in mind.
