How Do Podium Apartments Combine Concrete and Wood Framing?
By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15
Podium apartments combine a concrete parking podium with wood-framed residential above, joined by a transfer slab that carries gravity loads across parking bays, provides the required fire separation, and anchors the wood shear walls. The lateral system hands off from wood shear walls above to concrete shear walls or frames in the podium.

The concise answer
Podium apartments combine a concrete parking podium with wood-framed residential above, joined by a transfer slab that carries gravity loads across parking bays, provides the required fire separation, and anchors the wood shear walls. The design principle is separation of concerns: let concrete do what concrete does best (long spans, fire resistance, heavy loads) and let wood do what wood does best (cheap, fast, repetitive residential framing). The transfer slab is the translator between them, and it deserves the most careful engineering in the building.
The interface is the project
Every hard problem in a podium building lives at the wood-to-concrete interface. Gravity: the wood bearing walls land on the slab at different locations than the concrete columns below, so transfer beams or thickened slab bands carry the offset loads. Lateral: the wood shear walls' overturning forces need holdown anchorage into concrete that was designed to receive it, and the podium diaphragm needs chords and collectors sized for the accumulated shear from five stories of wood. Fire: the slab assembly must achieve the required rating, which drives thickness, cover, and penetration detailing. Waterproofing the podium deck is the sleeper issue. That slab is also the courtyard, the amenity deck, and the planter base for the level above. Every drain, every planter, every railing post penetrates the most expensive structural element in the building. I coordinate waterproofing and structure as one design, because a leak at the podium deck damages both the parking below and the structure itself.
Getting the podium right
Podium buildings reward front-loaded engineering. The transfer slab design should be substantially complete before the wood framing is drawn, because the wood layout has to land on what the concrete can support. My podium checklist:
- Align grids where possible: every bearing wall that lands on a column line below saves transfer steel
- Size the transfer slab for the real loads: include holdown anchorage zones and heavy corridor walls
- Detail the lateral handoff: diaphragm chords, collectors, and shear transfer at the podium level
- Coordinate waterproofing with structure: drains, planters, and railing posts located before the pour
- Plan the construction joint: the wood-to-concrete sequence drives the schedule and the detailing
