How Are Orlando Sinkhole Investigations Engineered?
By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15
Orlando sinkhole investigations combine geotechnical borings, ground-penetrating radar, and surface surveys to map karst voids and soil loss beneath a site. The engineer then designs stabilization — typically compaction grouting to fill voids and densify soil, or underpinning with deep foundations to bear on competent rock — verified by post-grouting testing.

Borings, Radar, and Reading Karst
A karst investigation is an exercise in interpolation: the engineer must build a reliable three-dimensional model of the rock surface and void system from discrete data points. Standard penetration test borings give the hard data — blow counts that identify loose raveling soils, sudden drops of the sampler through voids, and loss of drilling fluid where the borehole intersects an open channel. The engineer logs all of it against depth and elevation, and critically, drills deep enough into the limestone to distinguish a true void from merely soft rock. Shallow borings that stop at the first hard layer are how karst gets missed. Geophysics fills the gaps between borings. Ground-penetrating radar is most effective in the sandy, low-conductivity soils of Central Florida, where it can image voids and the rock surface to useful depths; electrical resistivity adds information where radar struggles, such as in clayey soils or below the water table. The engineer designs the survey lines to cross the suspected void zones identified from surface distress, then ties every geophysical anomaly back to a boring — an anomaly with no boring confirmation is a hypothesis, not a finding. The final product is a plan and cross-sections showing the interpreted rock surface, void locations, and the zone of loosened soil, which becomes the direct basis for the grouting or underpinning quantities.
Compaction Grouting and Underpinning Design
Compaction grouting is the most common engineered fix for karst under existing Orlando structures, and the design is far more specific than just pumping grout. The engineer lays out an injection grid — typically on a few-foot spacing across the treatment zone — and specifies a stiff, low-slump grout mix designed to stay where it is placed and compact the surrounding soil rather than traveling through voids like a liquid. Injection proceeds from the bottom up in stages, with pressure and volume limits that tell the field crew when a zone is densified, and heave monitoring on the structure above to make sure the grouting is not lifting the building it is meant to save. Underpinning is the alternative where grouting cannot do the job — very large voids, structures that cannot tolerate any heave, or soils too disturbed to densify reliably. Micropiles or drilled shafts are installed through the problem zone to bear on or socket into competent limestone below, and the building's load is transferred to them with brackets or pile caps designed by the structural engineer. The engineer sizes each pile for the actual loads from the structure above and the confirmed rock elevation from the investigation, because a pile that stops short of competent rock is just an expensive decoration. Either way, the program ends with verification: post-treatment borings, proof testing, or settlement monitoring that demonstrates the ground now performs as the design assumed.
