How much does a foundation assessment or structural home inspection cost?

A foundation assessment or structural home inspection has no responsible universal price. The fee follows the question being asked, visible distress, building age and construction, access to the foundation and framing, available records, measurements, field observation, testing or specialist input, report depth, and any repair design or follow-up required. A general home inspection, a structural engineer's assessment, and a repair design are different deliverables and should be proposed separately.

Define what the assessment must answer

A buyer may need a limited condition opinion, an owner may be investigating cracks or settlement, and a permit project may need a design basis for repairs. Those questions require different records, observation, analysis, and reporting. I ask clients to identify the concern, location, history, desired decision, and audience so the responsible engineer does not promise a broad conclusion from a narrow visit.

  • Observed cracks, settlement, movement, water, rotation, or bearing concerns
  • Pre-purchase, maintenance, insurance, repair-planning, or permit purpose
  • Condition opinion, engineering report, repair concept, calculations, or permit design
  • Areas to access, concealed conditions, urgency, and decisions the report must support

Evidence and access determine confidence

A visual visit can document accessible conditions, but it cannot see every footing, connection, soil layer, or concealed defect. The engineer may need plans, measurements, elevation data, drainage history, prior repairs, soil information, probes, testing, or specialist input. I would rather state those limits in the report than imply that a short inspection certifies an entire house.

  • Interior and exterior photos, measurements, floor elevations, and crack monitoring
  • Crawlspace, basement, attic, drainage, grading, and access conditions
  • Soil, groundwater, testing, opening, survey, or geotechnical information when needed

Separate assessment from repair design

An assessment report may explain observed conditions and recommend next steps without designing a repair. If a repair is feasible, the next scope may include calculations, drawings, details, contractor coordination, and permit responses. A general home inspector, structural engineer, contractor, geotechnical professional, and AHJ have different roles; the proposal should show which conclusion belongs to whom.

Frequently Asked Questions

Is a structural engineer's assessment the same as a home inspection?
No. A general home inspection and a structural engineer's assessment have different training, scope, reporting, and intended decisions. Read the proposal to see what systems, conditions, analysis, limitations, and deliverables are included.
Can an engineer determine foundation problems from photographs?
Photographs can help with triage, but they may not show movement, dimensions, concealed conditions, drainage, soils, or the complete load path. The responsible engineer decides whether an in-person visit, measurements, testing, or other evidence is needed.
Does an assessment include foundation repair design?
Not automatically. An assessment may document conditions and recommend next steps; repair design, calculations, drawings, permit coordination, and construction observation should be listed as separate included services when authorized.
Will a foundation assessment guarantee that a home is safe?
No inspection or assessment can responsibly guarantee every condition is known or future performance is assured. The engineer reports the observed scope, evidence, assumptions, limitations, and recommendations for the defined question.
