The concise answer

Commercial pool structural design engineers the vessel for full and empty loading conditions against soil and hydrostatic pressure, specifies low-permeability concrete with crack-control detailing, designs waterproofing as part of the structure, and accounts for the corrosive pool environment in reinforcement protection and material selection. The principle that governs pool design: the vessel is the waterproofing. Finishes fail, membranes can be breached, but a well-designed concrete shell with controlled cracking and proper joints is watertight by nature. Every pool leak investigation I've seen ended at the structure — a joint without a waterstop, a crack that was never controlled, a penetration detailed generically. Design the vessel right and the pool stays dry; decorate a weak vessel and it won't.

Loading, concrete, and chemistry

The loading analysis covers the full pool pushing outward and downward against the soil, and the empty pool with groundwater pushing inward and upward — two completely different structural cases that both have to work. Surcharge loads from decks, equipment, and adjacent structures add to the picture, and in seismic regions the water sloshing creates dynamic forces the shell and its supports must handle. The concrete specification is where pool design diverges from ordinary structural work: low permeability targets, shrinkage control through mix design and joint layout, waterstops at every joint, and reinforcement detailed for crack width control rather than just strength. Then the environment: chlorinated or salt water, wet-dry cycling at the waterline, and chemical storage nearby. Cover depths, admixtures, and the isolation of dissimilar metals are durability design, and durability is what decides whether the pool lasts thirty years or ten.

What keeps a pool vessel watertight

Pool leaks are structural failures with plumbing symptoms. The detailing decisions made during design determine whether the vessel holds water for decades.

  • Design both loading cases: full pool and empty pool against soil and hydrostatic pressure — never just the full one
  • Detail every joint: waterstops at construction joints, engineered details at expansion joints and penetrations
  • Specify for impermeability: low water-cement ratio, crack-control reinforcement, and placement quality requirements
  • Protect against the chemistry: cover depths, admixtures, and metal isolation suited to chlorinated or salt water
  • Coordinate the deck and equipment: surcharge loads, deck joint alignment, and equipment pad drainage in the structural design

What else do project teams ask?

Why do pools need to be designed for the empty condition?
Because an empty pool is a concrete boat in the ground — without the water weight holding it down, hydrostatic pressure from groundwater can literally float the shell or push the walls inward. Pools get drained for resurfacing and repair, so the empty condition with high groundwater is a real design case. Uplift and lateral pressure with no water inside has destroyed pools that were only designed full.
What kind of concrete goes into a pool shell?
Dense, low water-cement ratio concrete — often with waterproofing admixtures — placed to minimize cold joints and honeycombing. Shotcrete is common for freeform pools; formed concrete for rectilinear competition pools. The mix design, placement quality, and curing matter as much as the strength number, because permeability and cracking control are the real performance criteria.
How do you keep a pool from leaking?
With a system, not a product: crack-control reinforcement detailing, waterstops at every construction joint, a waterproofing membrane or crystalline treatment appropriate to the pool type, and careful detailing at penetrations for lights, returns, and drains. Plaster and tile are finishes, not waterproofing — the vessel itself has to be watertight before finishes go on.
Do salt-water pools need different structural design?
The structural approach is similar, but salt systems are more corrosive to reinforcement and embedded metals, so cover depths, concrete quality, and the protection of ladders, rails, and light niches deserve extra attention. The chemical environment should be part of the design conversation, not discovered by the maintenance staff.
