Can I Get a PE Stamp for My Existing Home Plans in Florida?

By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15

Yes — a Florida-licensed PE can seal existing plans after independent review, recalculation, and revision. The engineer must be in responsible charge; rubber-stamping another's design is prohibited. Complete drawings, the geotechnical report, and the design loads used make the review fastest. Apex Grid Engineering assigns Florida-licensed engineers for existing-plan reviews.

Illustrative diagram of the professional engineer review and seal workflow: drawings are reviewed against a checklist, sealed by a licensed PE, and issued as a permit set.

Florida Responsible-Charge Requirements

Florida requires the sealing engineer to be in responsible charge of the engineering — the engineer must have exercised engineering judgment over the design. For existing plans, this means independent verification: the engineer recalculates structural elements, checks code compliance under the Florida Building Code, and revises the drawings as needed before sealing. The seal must show the engineer's name, Florida PE number, and date. Florida engineers cannot seal work outside their area of competence. Miami-Dade, Broward, Orlando, Tampa, and Jacksonville review the sealed package against their local amendments.

What the Florida Existing-Plan Review Involves

The review starts with the full drawing set: architectural, structural, foundation, and any prior calculations. The engineer checks the design against the design loads, verifies hurricane wind design per the FBC wind maps, and recalculates beams, columns, foundations, and the lateral system. In the high-velocity hurricane zone, product approvals and opening protection get extra scrutiny. Deficiencies get redlined; the drawings are revised until the engineer can take professional responsibility. Bring the geotechnical report, the design criteria, and any prior plan-check comments. Out-of-state plans frequently fail Florida wind requirements.

Your Florida Existing-Plans Stamping Checklist

Use this checklist before engaging an engineer for existing plans: • Engineer of record holds an active Florida PE license, verifiable on the state roster • Plans are complete: architectural, structural, foundation, and prior calculations • Hurricane wind design verified against FBC wind maps • HVHZ requirements checked for South Florida projects • Prior plan-check comments included so corrections aren't repeated • Engineer confirms they'll respond to plan-check corrections on sealed sheets • Scope agreement covers review, revision, sealing, and corrections • Seal shows name, Florida PE number, and date on every sealed sheet

What else do project teams ask?

Can a Florida engineer stamp plans they didn't draw?
Yes, provided the engineer performs an independent review, recalculates key elements, revises the drawings as needed, and takes responsible charge of the design. Sealing without that work is prohibited.
Do existing plans need hurricane upgrades?
Often. Out-of-state plans routinely fail Florida's wind requirements. The reviewing engineer checks wind design, opening protection, and HVHZ compliance, and designs the needed upgrades.
Will Miami-Dade accept a stamp on contractor-drawn plans?
Yes — if the seal is from a Florida-licensed PE in responsible charge. The county reviews the sealed package, not who drafted it. The engineer's seal is what makes the engineering enforceable.
What slows down existing-plan reviews in Florida?
Deficient wind design, missing product approvals, and unverified design loads. Bring the complete set of documentation and the review moves fastest.
