How Is a Campus Maintenance Facility Engineered for Operations?
By Jeremy Mills, CEO & Founder, Apex Grid Engineering — USAF Veteran. · Updated 2026-09-15
Campus maintenance facilities are engineered as industrial operations bases: vehicle bays with exhaust and lifts, ventilated welding and paint shops, sprinkler-matched parts warehousing, wash bays with oil-water separation, and separated office space for facilities staff.

Vehicle Bays, Lifts, and Shop Ventilation
Bay layout starts with the fleet inventory: the largest vehicle sets the door size, the turning radii set the apron, and the service mix sets the bay count. Structural design carries lift point loads and the slab handles loaded trucks, with joints detailed for the traffic. Each service bay gets a vehicle exhaust hose drop or rail system capturing tailpipe emissions at the source, because running engines in an enclosed bay without extraction is both a code violation and a health hazard. Compressed air, fluid reels, and welding power distribute along the bays on drops designed for the work, not as an afterthought. Shop ventilation is process-specific. Welding stations get local exhaust arms or downdraft tables sized for fume capture; the paint booth is a listed assembly with its own ventilation rate, fire suppression, and classified electrical area extending beyond the booth per code; wood shops get dust collection ducted to an exterior collector with spark detection where the AHJ requires it. General shop ventilation provides the background air changes, and makeup air units temper the replacement air so winter does not freeze the technicians. Clean and dirty operations are zoned apart so grinding dust never reaches the paint booth.
Parts Storage, Wash Bays, and Site Operations
Warehouse storage engineering centers on the sprinkler design: racking height, aisle width, and commodity classification determine whether standard sprinklers suffice or high-piled storage rules apply, and the engineer resolves this with the fire marshal during design, not at final inspection. Lighting levels support safe picking, and the layout reserves staging areas so deliveries do not colonize the vehicle bays. Hazmat storage rooms concentrate the risk with dedicated exhaust, spill containment curbs, and rated separation, keeping the paints and solvents out of the general warehouse. Wash bays and the equipment yard handle the dirty water. Washdown drains flow through an oil-water separator sized for the flow rate before connecting to the sanitary sewer, meeting the local pretreatment permit, and the yard's stormwater gets treatment for sediment, oils, and metals. Fleet fueling adds aboveground or underground tank permits, spill containment, and emergency shutoffs coordinated with the fire marshal. Offices, training rooms, and break areas sit on their own HVAC and plumbing, upwind and upstream of the shops, giving the crew a clean place to plan the work that keeps the campus running.
Campus Maintenance Facility Checklist
Use this checklist during design and plan check: • Bay doors, aprons, and turning radii sized for the largest fleet vehicle • Lifts with structural point-load design and vehicle exhaust extraction per bay • Welding, paint, and wood shops with process-specific ventilation and separation • Paint booth as listed assembly with suppression and classified electrical areas • Warehouse sprinkler design matched to racking height and commodity with AHJ agreement • Hazmat storage with dedicated exhaust, containment, and rated separation • Wash bays draining through oil-water separators per pretreatment permit • Offices on separate HVAC and plumbing, upwind of shop operations
